We meet at your home. You walk us through your yard, your ideas, your frustrations. We ask the questions most contractors don't — how you actually live, what you want the space to feel like, what you're really trying to solve.
Design
1–3 weeks · Modest design fee (credited to build)
Our designers translate the conversation into concepts — 2D layouts, 3D renderings, material palettes. You see the space before we build it. Revisions are welcome; that's the whole point.
Proposal
1 week · Fixed pricing · Signed contract
A fixed-price contract — every line item, every material, every timeline. What you sign is what you pay. No open-ended change orders, no 'we found something extra.'
Build
3–14 weeks depending on scope
Our own craftsmen on-site — no rotating subcontractors. A project director is your single point of contact. Daily site cleanup, weekly progress calls, complete transparency from framing to final punch-list.

Final walk-through, warranty documents, care instructions, and a home you actually want to spend time behind. We stay on call — because a Black Oak build is meant to last decades, and so is the relationship.
